If you have a newer construction or have recently undergone a restoration or repair program for an older building, then your next step is to set up a proper maintenance schedule. A highly effective way to prevent future problems is to set up a regular maintenance schedule with a team of experts who know what to look for. Fortunately, BRS is the best team to handle that for you!
If your building is in a new or like-new condition, preventative maintenance is likely as simple as building envelope mechanics visiting the property to inspect and patch the roof, inspect and patch exterior wall sealants, or perhaps power wash and clear gutters. This may involve an aerial lift for access; however, doing this routinely will mitigate the need for future, costly capital restoration programs. Usually, this is just two guys and a lift doing an inspection, making notes, and spot-fixing any obvious problems. If a bigger issue is detected, we’ll create a study and action plan for you. With routine inspection, we make sure things don’t get out of hand!
Maintaining Older Buildings: Survey, Restore, Maintain

Survey
For older buildings or where maintenance has been deferred, our Building Sciences team will conduct a detailed survey to determine existing conditions and priority locations on your building envelope.
What spots give you or your occupants the most trouble? What visual degradation or damage can you see at a glance? What needs a deeper look? All these questions and more will be answered when we survey. The RECON team will then provide a condition survey that will provide related observations, photographs, analysis with recommendations and budgets for your capital planning purposes.

Restore
Once you are through the planning stages, it is time to get the building back to a maintainable conditions. The next BRS team will come out and make the repairs and modifications noted in the survey and get your building back to it’s former glory! By closely integrating our Building Science and construction teams, we make the restoration easy. No handing off designs to strangers and hoping for the best. Here, we take care of a building like its our own, from start to finish.
